The real estate market in northwest Arkansas remains healthy, according to a new report released Monday. As home prices continue to rise and the number of properties declines, the real estate markets in northwest Arkansas are doing well, economists say.
Prices in Springdale and Fayetteville have each risen over the past five years, but prices have fallen in Washington County lately as the average square foot of homes in both cities has declined, the report said. Average home prices have risen over the past five years, with rental prices rising by 26.5 per cent.
Compared with the first half of 2019, the total number of homes for sale in Northwest Arkansas fell 48.8 percent from 2,357 to 1,206 in Benton County and 24.5 percent in Fayetteville, according to data from the Arkansas Department of Housing and Community Development. The overall vacancy rate for apartment buildings has declined over the past five years due to rising property prices, with average vacancy rates for single-family homes in both cities down 1.2 percent and for apartments down 2.1 percent. Compared with the first half of 2019 in Benton, average home prices rose 4.7 percent, or about $4,000 per square foot, over the same period.
If you look only at the last 12 months, Fayetteville's appreciation rate remains among the highest in America, with the most recent annual rate at 5.06%, above the national average of 4.1%. Compared to Arkansas, the data show that the average annual increase in property values in the US over the past five years has been $5.06, according to data from the National Association of Realtors. In Fenton and Benton County, their appreciation rates for the last quarter were 1.43% and 2.4%, respectively, which equates to an annual rate of about $4,000 per square foot, or $1,500 per home. For Mr. Lafayetteville, this is a sign that, despite the nationwide downturn in the housing market, his properties continue to rise in value faster than most other communities.
